Rose City Foundation | Foundation Inspection in Tyler, TX
Updated October 29, 2026
A foundation inspection tells you three things: whether your house has really moved, how much and where, and whether it needs work now or just needs watching. Rose City Foundation sets up Tyler homeowners with an insured local foundation specialist for an on-site look, usually with an elevation survey. If you need an engineer's report for a sale or a large repair, we'll tell you that up front.
Two kinds of inspection
A repair specialist's evaluation
A foundation repair specialist walks the outside and the inside of the house, crawls the space if there is one, takes elevation readings, and gives you a written assessment and quote. Many charge little or nothing for this, because they hope to do the repair. That's fine, as long as you understand what it is. It's a contractor's opinion with a quote attached.
An independent structural engineer's report
A licensed professional engineer evaluates the house and writes a report with findings and a repair scope. They don't sell the repair. Angi's 2026 cost data puts a structural engineer's foundation visit at about $350–$800, averaging around $550. It's worth the money when you're buying or selling, when two contractor quotes disagree, when the repair is large, or when a lender or insurer asks for one. Texas licenses engineers. It doesn't license foundation repair contractors, so the engineer's seal carries real weight.
What gets checked
- Elevation survey: dozens of floor readings mapped across the house to show high and low points and how far apart they are.
- Exterior: brick veneer cracks, slab-edge cracks, gaps at windows and trim, grading, downspouts, where water stands, and trees near the foundation.
- Interior: drywall and plaster cracks, door and window operation, tile cracks, gaps at baseboards and crown molding.
- Crawl space (pier and beam): pier condition and spacing, shims, beams, joists, sill plates, moisture readings on wood, standing water, vapor barrier, vents, signs of termites.
- History: when you first noticed the problem, whether it's seasonal, past repairs and warranties, and plumbing leaks.
Buying or selling a house in Tyler
A general home inspector will note foundation concerns but usually recommends further evaluation. If the house is one of Tyler's many older pier-and-beam homes, or shows any of the warning signs, an engineer's report before the option period ends can save a lot of argument later. If there was a past repair, ask for the transferable warranty paperwork and the original pier map.

What an inspection costs in 2026
Angi's 2026 figures put an average foundation inspection at about $600, with a range of roughly $300 to $3,000 depending on scope. Engineer visits typically run $350–$800, and full engineered repair plans cost more. Many repair contractors offer evaluations at no charge. Ask whether theirs includes an elevation survey and a written report you get to keep. There's more in the cost guide.
Getting the most out of the visit
- Take photos of the cracks with a date, or put a pencil mark at each end of a crack so you can tell if it grows.
- Note which doors stick, and whether that changes between dry and wet months.
- Clear a path to the crawl-space access and the attic hatch.
- Have any past repair paperwork ready.
Questions people ask
Is a free foundation inspection worth it?
Yes, as long as you know what it is. It's a repair company's assessment with a quote. Ask for the elevation readings and a written summary. If the recommended repair is large, a second opinion or an engineer's report is reasonable.
How long does a foundation inspection take?
Most on-site evaluations of a typical house take one to two hours. A crawl space, a large house or an engineer's detailed survey can take longer.
Do I need to be home for the inspection?
It helps. You can show the specialist the cracks and doors that worry you, answer questions about when you first noticed them, and see the readings yourself. Someone has to give access to the interior and the crawl space either way.
Can a foundation inspection be done during a drought?
Yes, and it's useful. Movement often shows up most in late summer and fall when the clay subsoil is driest. A specialist will factor the season into whether to repair now or monitor through a wet season.
