Structure under pier-and-beam homes

Rose City Foundation | Crawl Space Repair in Tyler, TX

Updated October 29, 2026

Crawl space repair is the structural work under a pier-and-beam house: the wood, the supports, the access. Moisture control is its own job, covered on the encapsulation page. Rose City Foundation sets up Tyler homeowners with an insured local specialist who can crawl the space, photograph what's wrong, and price the fix.

What usually needs fixing

Sill plates

The sill plate is the wood that sits on the perimeter foundation and carries the walls. Around Tyler it rots where soil, mulch or splash-back from roof water keeps it wet, and where termites get in. Sections are replaced with treated lumber while the wall is temporarily supported.

Joists and beams

Joists that are rotted, cracked, notched for old plumbing or simply too small get sistered with new lumber alongside. Beams with rot at the ends, bad splices or long spans are doubled up, replaced, or given new piers under them.

Piers and shims

Leaning or sunken piers are rebuilt on proper footings. Wood shims that have crushed or rotted are replaced with steel or composite shims. This is the core of pier and beam repair.

Subfloor

Soft areas under bathrooms, kitchens and laundry areas, usually from old leaks, are cut out and replaced once the source is fixed.

Access and vents

Broken access doors, collapsed vent screens and missing skirting let in animals and water. Some houses need a better access opening before any other work can happen.

The order matters

  1. Stop the water. Fix plumbing leaks, redirect downspouts, regrade where the yard sends water under the house.
  2. Deal with pests. If there's termite activity, have a licensed pest control company treat it before you replace wood.
  3. Repair the structure. Sills, beams, joists, piers.
  4. Level. Re-shim and bring floors back within tolerance.
  5. Control moisture. A vapor barrier or full encapsulation, if the space needs it.

Why Tyler crawl spaces take a beating

Tyler's red clay subsoil holds water near the surface. After a heavy spring rain, water soaks quickly through the sandy topsoil and then sits on top of the clay. If the yard slopes toward the house, that water ends up in the crawl space. Add warm, humid summers and the old wood under the houses near downtown and in older neighborhoods off Broadway and Front Street, and rot and sagging are common. The Census Bureau's 2020–2024 estimates put more than half of Tyler's housing before 1980.

2026 cost ranges

HomeGuide's 2026 national guide puts pier-and-beam repair at about $2,000–$15,000+, with shim leveling at $1,000–$3,500. Crawl-space wood repair is often quoted per linear foot of sill or per joist. Ask for the unit prices and an allowance for hidden rot, and ask how hidden damage found during the job will be priced. See the cost guide.

Questions people ask

What's the difference between crawl space repair and encapsulation?

Repair fixes the structure: wood, piers, shims, access. Encapsulation controls moisture with a sealed liner, closed vents and usually a dehumidifier. Many houses need some repair before encapsulation makes sense.

How do I know if my sill plate is rotted?

From outside you might see soft or crumbling wood at the bottom of the siding, gaps at the base of walls, or insects. From the crawl space, a screwdriver that sinks easily into the sill or joist ends is a sign. A specialist will probe and take moisture readings.

Should termite treatment happen before repair?

Yes, if there's active termite activity. Replacing wood without treatment invites the same damage. A licensed pest control company handles treatment. The foundation specialist handles the structure.

Can I put a vapor barrier down myself?

A basic plastic ground cover is a common DIY job. But if there's standing water, rot or structural damage, fix those first, or the barrier just hides the problem.
