A railroad town that turned into a commuter town

Lindale got its start in 1871, when Elijah Lindsey opened a general store next to the new rail line between Tyler and Mineola. The railroad had been pushed for by his brother-in-law, Richard B. Hubbard, whose plantation later became the Hideaway Lake development west of town. The old downtown around the tracks still has a cluster of early-1900s buildings. But most of Lindale's housing is recent. Census estimates for 2020–2024 put the median home at 1995, with 46% built in 2000 or later. The I-20 interchange, TJC's north campus and Lindale ISD's reputation have kept new subdivisions going in north and south of the interstate.

The ground under Lindale

Lindale's ground looks a lot like Tyler's on paper. USDA soil data, as summarized by FoundationSoils.com in October 2026, show only about 1% expansive clay and about 10% high water table. That's mostly sandy and loamy soils, with red clay deeper down in places. Low clay doesn't mean no movement, though. Here the common causes are:

  • Washout. Sandy soil under a slab edge erodes where roof water or an irrigation leak runs, leaving a void. The edge cracks and drops.
  • Fill. New subdivision pads built up with hauled-in fill can compress for years after the house is built, especially if it wasn't well compacted.
  • Trees and drought. Where red clay sits a couple of feet down, long dry spells like Smith County's in 2026 still shrink it unevenly near big trees.

Typical Lindale jobs

Most requests we see from Lindale involve slab homes: diagonal drywall cracks, a door that won't latch, or stair-step cracks in brick on one side. Those usually lead to an elevation survey and, if the numbers say so, a set of slab piers. Sometimes the right first step is just sealing and monitoring a crack. Driveways and patios on newer lots also settle as fill compresses. Mudjacking or foam lifting is usually far cheaper than replacement. Older frame houses near downtown are more often pier and beam and get the shim-and-support treatment.

Before you call

If your house is less than ten years old, check your builder's structural warranty first. Then mark the ends of any cracks with a pencil and a date, note which doors stick, and send us a photo. That gives the specialist a head start.

Lindale questions

Is Lindale's soil bad for foundations?

Not especially. USDA data show very little expansive clay mapped in Lindale. Most foundation trouble here comes from water washing out sandy soil, settling fill on new lots, or trees, not from heavy clay.

My Lindale home is only a few years old. Should I call the builder?

Check your builder warranty first. Many include structural coverage for a set number of years. An independent inspection can still help you document what's happening.

Do you serve homes outside Lindale city limits?

Yes. Requests from the wider Lindale area, including rural properties north of I-20 and around Hideaway, are fine. We'll confirm who covers your address.
