We follow up
We reply by phone or text to confirm the details: foundation type, how long you've noticed it, whether you're buying or selling. Then we tell you which specialist covers your address.
A local specialist measures the house
An independent, insured foundation specialist visits, walks the house inside and out, gets under it if there's a crawl space, and takes an elevation survey. They explain what moved, why, and what (if anything) needs fixing now.
You decide, with it in writing
You get a written scope and price, with a pier map where piers are involved and the specialist's written warranty terms. Take your time, get another quote, or call an engineer. Your choice.
The business model
Rose City Foundation is a referral service owned by Bobcat Ridge LLC. We don't do foundation work ourselves. The specialist who inspects your house is an independent business. They do the work under their own insurance and their own warranty, and your contract is with them. The specialist may pay us a referral fee. It doesn't change the price you're quoted, and you never pay us anything.
What we ask of specialists
Your information
We share your request only with the specialist assigned to your address, so they can contact you about it. We don't sell your information to lists. Read the privacy policy.
Helpful before the visit
- Photos of cracks, with a pencil mark and date at each end
- A list of doors or windows that stick, and whether it changes with the season
- Clear access to the crawl-space opening
- Any past repair paperwork, pier maps or warranties

Do I have to hire the specialist you connect me with?
No. You're free to get other quotes, ask for an engineer's report, or do nothing. There's no obligation.
Does using Rose City Foundation cost me more?
No. Any referral fee is paid by the specialist and doesn't change your quote. You never pay us.
Who gives the warranty?
The specialist who does the work issues any warranty. Get its terms in writing before you sign, including what's covered, for how long, and whether it transfers if you sell.
