A county seat with lakes on two sides

Athens was incorporated in 1856 and named for the Greek capital. It calls itself the "Black-Eyed Pea Capital of the World," and it's home to Trinity Valley Community College and the Texas Freshwater Fisheries Center. Lake Athens, an 1,800-acre reservoir, sits in the eastern half of the city. Cedar Creek Reservoir lies to the northwest. On November 4, 2022, a low-end EF2 tornado did heavy damage in town, and a number of homes were repaired or rebuilt afterward.

Housing

Census estimates for 2020–2024 put the median Athens home at 1978. About 54% were built before 1980, about 22% before 1960, and about 18% since 2000. About 58% are owner-occupied, so many Athens homes are rentals. Owners and buyers should know what they're looking at. The older neighborhoods near the courthouse square include many pier-and-beam homes. Later neighborhoods and lake-area homes are mostly slab.

The ground: less clay than you'd think

Henderson County gets described as clay country, but that comes from the western part of the county toward Cedar Creek Reservoir, where towns like Gun Barrel City and Malakoff sit on heavy clay. Athens itself is different. USDA soil data, as tabulated by FoundationSoils.com in October 2026, show about 6% expansive clay in Athens and about 13% high water table. That's somewhat more clay than Tyler, but still mostly sandy and loamy ground. Across the county, expansive clay makes up about 25% of mapped ground, so rural homes west of town can sit on more active soil.

Common Athens problems

  • Slab movement at corners and along one side, usually tied to drainage, trees or fill. See slab repair.
  • Lake-lot slopes around Lake Athens, where fill and downhill water play a role.
  • Older pier-and-beam houses near downtown with aging piers and shims.
  • Post-storm questions. After a tornado or a big storm, homeowners and buyers want to know whether the foundation was affected. An inspection with an elevation survey gives you a record.

Distance and scheduling

Athens is at the outer edge of our area, so scheduling can take a little longer than in Tyler. Send a photo with your request. It helps the specialist plan the visit. Check the cost guide to know what to expect before they arrive.

Athens questions

Is Athens soil expansive clay?

Mostly not inside the city. USDA data show about 6% expansive clay in Athens. Heavier clays are more common to the west toward Cedar Creek Reservoir, and about 25% of Henderson County overall.

Could the 2022 tornado have affected my foundation?

Tornado damage is usually to the structure above the foundation, but heavy debris, fallen trees and rebuilding can affect it. If you're unsure, an inspection with an elevation survey gives you a baseline.
